Responsibility for repairs
We carry out property maintenance and repairs for those who rent their homes from Epping Forest District Council
If you have have a query or need assistance about other services, including council tax, recycling, rubbish collections and planning applications, Epping Forest District Council will be able to help.
We’ve outlined the services we provide below and those where you might need to contact the Council.
Some repairs might be your responsibility as a tenant. We’ve listed as many as we can on this page too, but if you’re unsure, just get in touch. We’ll be happy to help.


Qualis
- General repairs - outside and inside your home and in communal areas
- Gas heating breakdowns/repairs
- Annual gas safety checks
- Electrical safety checks
- Heating installations
- Void (empty) properties - preparing them to hand back to EFDC to rent
- Planned works programme - full replacement of kitchen and bathroom installations and eletrical rewires
- Aids and adaptions - once approved by EFDC, Qualis oversees minor and major adaptations, including kitchen and bathroom adjustments and grab rail installations
- Grounds maintenance (except tree enquiries which should be directed to EFDC)
- Customer feedback including compliments, complaints and customer satisfaction
EFDC
- Major planned works programmes (including full window replacement, front and rear door replacement, complete roof replacement and estate regeneration)
- Properties with major structural issues
- Some larger works will be referred to EFDC where their Housing Assets team will manage
- Authorisation for alterations to your home
- Estates and land
- Tree enquiries
- Disabled adaptations to your home following Occupational Therapist (OT) referral
- Aids and adaptions - management of the referral and approval process. Some installations, including stair lifts and major construction works
- Tenancy and housing enquiries
- Rent enquiries
- Home ownership/leaseholder enquiries
